Alexandria Real Estate Equities Problem: This national real estate equity firm needed to determine what installed features would maximize the marketability of a planned adaptive reuse project; enabling them to reposition a dated single-use laboratory facility to meet the needs of the regional market. Solution: Following a comprehensive analysis of the existing infrastructure, Facility Logix recommended significant changes to the installed electrical and mechanical infrastructure, as well as central lab utilities such as air, gas, vacuum, and high purity water systems. As a final risk mitigation measure, we developed Standard Operating Procedures governing the use of common building laboratory services and all shared areas to alleviate the concerns of neighboring tenants and to maintain the integrity of the improved asset for the client. |
